So real quick I'm talking about fees that sponsors charge, syndicators charge for a deal whether it's an individual apartment deal or for a fund. A couple of fees you'll see and they have to legally disclose these and all the offering documents so there are some good fees that are normal such as say an acquisition fee an asset management fee and under those fees that are gonna cover 99% of the scope of work that a syndicator slash sponsor is gonna be doing or should be doing. However, fees like disposition fees finance and fees, refinancing fees, up down left right, talk to you on the phone fees, all that stuff may be charged by certain syndicator/sponsors I would consider gouging so look at the documents the offering documents they legally have to disclose all the stuff to you. If you're seeing that stuff start questioning it because uh swirling in a charge say an acquisition fee or an asset management fee because we know that under those fees that are going to cover 99.9% of all the scope of work that we are supposed to be doing and then keep in mind we're the general partner as well so we're you know partaking in the cash flow as well as the profits of the deal along with our along with our investors so taking it from the top right to then distribute less on the bottom is not the right way to do it so the fewer fees officers that are taken at the top the more there is for all of us right to partake in at the bottom for cash distributions profits and everything like that. So hope that makes sense that I'd share that with you so if you're looking around and you're investing in deals apartment deals and that syndicators charging you know a lot of fees start to question that because personally, I don't think it's right we wouldn't do it and you know everybody's different but it's just why would you take from Peter to pay Paul when you can just do it the right way and just do it properly for everybody so hope that makes sense.”
